Marketplace at Kapolei opens

The 64,106-square-foot, 300-parking-space, 30-store Marketplace at Kapolei held its three-day grand opening this weekend as dozens of businesses joined Blockbuster, BaLe, Tokyo Noodle House, Quiznos, Supercuts and Tropiccino that had already been open at the site.

The $10 million project is a joint enterprise of Kihei-based Gresham Co., Phoenix-based Huco Pacific Development Inc., and Honolulu-based Pacific Acquisitions Ltd.

It's between Kapolei Shopping Center and 5A Rent-a-Space at 590 Farrington Hwy., just west of the larger shopping center.

The newer tenants include Oahu's third Bubbie's Ice Cream, an L&L Drive-In, a Leonard Jrs. Hot Malasadas, Jurison's West Side Cafe, Kapolei Korean BBQ, Kularb Lao Thai, Ho Ho Chinese Restaurant, Julie'z Filipino Homestyle Cuisine and Hana Sushi. Also: Ashley's Precious Gifts, The Candy Company, Hickam Federal Credit Union, H&R Block, West Pacific Holdings, Garden Nails, Pretzelmaker/TCBY, Ribbons & Rainbows Florist, The Frame Center, Armac Printing & Graphics, My Paper Club, Windward Wireless and Paradise Tanning, according to the development's statements. There may have been some late changes in the project's list.

The entire upper floor is reserved for offices.

Honolulu-based MC Architects designed it and Honolulu-based Engineering Concepts Inc. did the engineering. Sofos Realty leases it. The project was designed to charge 6 percent to 8 percent of gross revenues versus base rent of between $2.35 and $2.75 per square foot per month.
